1. LASTING FIRST IMPRESSIONS
Begin with outside the home. Keep the lawns trimmed and edged, cut back any branches over pathways. A quick paint job on the front door will help establish a good impression. Tip: A pot plant of blooming flowers near the front door is a welcoming idea.
2. FRESH & CLEAN
Remove any dirty marks of walls and ceilings, touch up any chipped woodwork or torn wallpaper. In some cases a fresh coat of paint costing only a few hundred dollars can add a few thousand to the selling price. Tip: Choose neutral tones.
3. REPAIRS
Now is the time to do those little jobs you have been putting off. Buyers need to see that the home has been maintained in good order. Sticking doors, loose doorknob, dripping taps, broken screen doors, plumbing repairs. Tip: If it's not broken, don't fix it.
4. TIDY UP & DECLUTTER
A trip to the tip might be necessary to get rid of those unnecessary items we accumulate over the years. Clean out the garage, tidy up the spare room; remove any rubbish from around the house.
5. KITCHENS & BATHROOMS
Clean especially the oven and stove. It is very important that these areas are sparkling. Never leave dishes in the sink. A scented aqua flush in each toilet is a good idea.
6. BUYERS OPEN CUPBOARDS
Cupboards should be neat and tidy, as potential buyers tend to investigate. You can make wardrobes seem even roomier by pre-packing out-of-season clothes.
7. LIGHT UP THE FIRE
If you have a fireplace, there is nothing more welcoming than a cosy fire on a cold day. During the summer you could fill the fireplace with pot plants or pine cones.
8. LIGHT AND BRIGHT
During the day, open the curtains and let the sunshine in, dark rooms do not appeal. At night close the curtains and turn down the lights.
9. RELAXING MUSIC
Soft music in the background creates a relaxed atmosphere during the visit.
10. THE FAMILY PETS
Not everyone likes animals. Keep pets out of the way and if possible outside the house.
11. EXTRA SPACE
Have your home comfortable and uncluttered. Clear bench tops and remove excess furniture to give a spacious feeling.
12. WHEN THE BUYERS ARRIVE
If you are at home, greet the buyers then politely excuse yourself and leave the selling to us. It is important that the buyer has the opportunity to take their time when inspecting the home. It is a good strategy to go out.
13. LEAVE IT TO THE SALEPEOPLE
Your salesperson is skilled in bringing negotiations to a favourable conclusion. Avoid discussing price, terms or other factors directly with the potential buyer, should this situation arise.
